As of 28 July 2026, nine of the sixteen property management systems reviewed in this directory are UK based. The UK-based platforms are Anytime Booking, Bookalet, Bookster, eviivo, Freetobook, SuperControl, Uplisting and Zeevou. The seven systems based outside the UK are Beds24, Guesty, Hospitable, Hostaway, Lodgify, OwnerRez and Smoobu.

Being UK based matters for several practical reasons. Support teams in UK time zones can respond during the hours you actually work. Billing in pounds sterling means you see exactly what you will pay without foreign exchange risk or conversion fees. Development teams closer to home may have better understanding of UK-specific requirements such as council licensing rules, tax reporting or booking patterns around UK school holidays.

UK-based systems by portfolio size

The UK-based platforms serve different scales of operation. For single-property owners, the directory marks Bookalet, eviivo and Freetobook as suitable. Those managing between two and five properties can consider Anytime Booking, Bookalet, Bookster, eviivo, Freetobook, SuperControl or Uplisting.

In the six to twenty property range, all nine UK-based systems appear as options: Anytime Booking, Bookalet, Bookster, eviivo, Freetobook, SuperControl, Uplisting and Zeevou. Pricing among UK-based platforms

Anytime Booking starts at £10, while Bookster begins at £26. Eviivo's entry price is £35, and Uplisting starts at £72. Bookalet sits at the higher end with an entry price of £139.

SuperControl operates on a quote-only basis, with no published entry price. This approach is common among systems targeting larger portfolios or agencies where pricing depends on property count, feature requirements and support levels.

It is worth noting that these entry prices represent starting points only. They typically cover basic features for the smallest qualifying portfolio size. As you add properties or require advanced features such as owner portals, revenue management tools or API access, monthly costs usually rise.

Free trials and testing periods

Free trial availability differs across the UK-based platforms. As of 28 July 2026, Anytime Booking and Bookalet both offer 30-day trials. Uplisting provides a 14-day trial period. For Bookster, eviivo, Freetobook and SuperControl, no free trial information is published.

Eviivo and Zeevou actively state that no free trial is available. This does not necessarily mean you cannot test these systems, only that a formal trial period is not advertised. Some vendors may offer demonstrations, sandbox environments or short proof-of-concept periods on request, but this information is not published in their standard pricing materials.
